How to photograph a property like a pro

Composition rules, lighting cheats, and a 6-shot template that works for every unit.

Property photography — the 6-shot template

Buyers scroll fast. Your first three images decide whether they open the listing or keep swiping.

The template

  1. Hero shot — the most flattering angle of the main space, usually the living room or view.
  2. Kitchen — always. Buyers care disproportionately.
  3. Master bedroom — with the window in frame if there's a view.
  4. Bathroom — clean, dry, mirror wiped.
  5. View from balcony / terrace — even if it's average, buyers want to feel the space.
  6. Exterior — the tower/villa from the outside.

Lighting cheats

  • Golden hour (30 mins after sunrise, 30 mins before sunset) is worth planning around.
  • Always turn on every interior light before shooting — even during the day.
  • Wipe the windows.

Composition

  • Shoot from chest height, not eye level. Rooms look bigger.
  • Keep vertical lines vertical — most modern phones have a level guide, use it.
  • Rule of thirds: the horizon (or a strong horizontal like a countertop) should sit on the top or bottom third line.
